Anyone who has experienced a construction project—whether as a client, a professional or simply a neighbour—knows that delays are not the exception. They are almost the rule. We are talking about weeks, often months. Sometimes years.

Traditional construction is highly dependent on factors that cannot be controlled: weather conditions, the availability of labour at a particular time of year and fluctuations in material prices.

Concrete cannot be poured in the rain. Plaster cannot be applied when it is too cold. A site stopped by three days of bad winter weather can accumulate delays whose effects last for weeks.

These problems cannot be solved simply through better internal organisation; they are limitations of the construction method itself. The only way to eliminate them at the source is to reduce dependence on the traditional construction site by moving a significant share of the work into a controlled environment.

The problem of fragmented responsibility

On a traditional construction site, when something goes wrong, it is often difficult to determine who is responsible. The designer says the problem lies with the contractor. The contractor blames the subcontractor. The subcontractor says the wrong materials were delivered.

The client is caught in the middle of a dispute between different parties, without a single point of contact accountable for the entire process. This not only extends the time needed to solve problems, but also creates additional costs that are difficult to assign and therefore difficult to challenge.

The answer is not to work faster. It is to change the model.
