How to choose a construction company today: criteria, questions and warning signs

Building a home or starting a construction project is one of the most important decisions a person can make. Yet, very often, the choice of a construction company is made in a rush: two or three quotes are compared, the price is checked, and a handshake closes the deal.

A serious quote is not just a number. It is a document that specifies materials, construction systems, work phases, timelines and conditions. Every item should be explainable.

Be wary of companies that do not want to put in writing what they promise verbally. Be equally wary of those who say that "costs are defined during the works": this approach shifts uncertainty onto the client.

Ask explicitly: what happens if costs increase? What is included and what is not? A well-organized company has clear answers to these questions.

4. Look for real references, not just testimonials on the website

The case studies published on a company's website are marketing material — useful, but not enough. Try to speak with clients who have already built with that company: how did the construction phase go? Were deadlines respected? How were unexpected issues handled?

Even a visit to an active construction site can say a lot. An orderly site, with materials properly organized and staff able to answer questions, is already an indicator of method.

5. Pay attention to warning signs

Some behaviors should make you think carefully before signing any contract:

  • Vague or very generic quotes, with no detailed specification
  • Long response times already during the sales phase
  • No internal technical office or no dedicated design professionals
  • Reluctance to provide references from previous projects
  • Excessive promises without concrete evidence to support them
